UDC Holding will acquire land plot for hotels construction in following cities: Rivne, Khmelnytsky, Ivano-Frankivsk, Chernivtsi, Sevastopol, Poltava, Uzhhorod, Vinnytsia, Nikolaev, Simferopol, Mariupol, Lugansk, Zaporozhye, Lvov, Dnepropetrovsk, Odessa, Donetsk, Kharkiv, Kyiv (minimum area of 0,2 hectares, the central part of the city or backbone street facade, the availability of utilities).
Main criteria
Land plot area: minimum 2000 m², rectangular shape
Location:
• Central place of the city or along a major street or at a walking distance - 5 to 10 mn - from (railway station, regional bus station, commercial center...) or at the main entry of the city along the road, coming from another main city and on the right side of the road (no u-turn obliged for cars)
• Frontal position with the prospect of placing the building facade along the main directions of flows of people and transport;
• The place might characterised by high people flow
Negative points:
• No proximity with a cemetery, sensible factories (chemical industry...)
• No access protected site
• No proximity with unsecured neighbourhood
• No proximity with a polluted site
Urban and legal possibilities:
• No obligation to have more than 1 parking place for two rooms
• Height authorised : minimum ground floor + 5 (count, under ceiling, 4m for the ground floor and 2,70m for the other floors)
• No obligation for specific architecture (historical, glazing facades...)
Specifications:
• Utilities (roads, water, electricity, sewage);
• Distance to the existing houses at least 20 m;
• Electricity requirements:
• without boiling room - 460 kW;
• with the boiling room on the roof - 250 kW;
• Average gas pressure (in the case of boiling room) - 80 m3 / h;
• Water requirement - 58 m3/day.
Documents needed for land plot evaluation:
• Geological and survey reports;
• Surveying shooting plot M1: 500;
• Situational plan M1: 2000.
